On the other hand first time developers or smaller scale developers may want to take full advantage of our experience & guidance in relation to market values, demand for different types of dwellings and processes to ensure they act professionally, and their buyers are given excellent service, being treated both fairly and professionally.
Our staff are trained in the Consumer Code for Home Builders, which came into effect in April 2010. The code applies to all Home Builders registered with the UK’s main new Home Warranty Bodies: NHBC; Premier Guarantee; LABC Warranty and Checkmate and consists of 19 requirements and principles that Home Builders must meet in their marketing and selling of Homes and their after-sales customer service. Not all developers we work with are bound by the code, however, we adopt the codes guidelines irrespectively to ensure the best possible experience for both developers and buyers.
We work with our clients from as early as the pre planning stage however, some clients choose to instruct us later on in the development. Whenever you choose to involve us, we will provide a first-class service relevant to the stage of the development.
3Keys Property’s preference would be to be involved from the very beginning, this allows us to be part of the project and advise and guide on expected market values, demand for house types and design as well as agree processes from the very start. As well as preparing the properties for marketing with individual sales brochures and floorplans, we can also help with the design of specifications, CGI and site brochures.
Post -Planning / work commenced
3Keys Property are happy to pick up the marketing at any stage of the build. If work on the site has started, we can prepare all the sales material you need to market your development and ensure the biggest audience is reached through the use of Rightmove, Zoopla and 3Keysproperty.co.uk. We make excellent use of social media and update photos of the build to show progress and manage expectations in terms of completion. Depending on the stage of the build, we can arrange and accompany site visits for buyers taken into account your wishes and of course, the safety aspects.
Reserving plots / securing a buyer
3Keys Property will ensure that any interested parties understand the sales process and terms of their reservation agreement in line with the Consumer Code for Home Builders. We will carry out the necessary checks to ensure your buyer has the funds to purchase a property within the agreed timeline before they pay you any reservation fees as well as the usual AML checks regarding proof of ID and address. We can recommend a number of solicitors who are specialist in new build conveyancing services so your buyer has legal support from the point of reservation.
We will continue to liaise with the buyer and the developer in relation to any extras agreed or choices that need to be made at the appropriate time of the build. We will provide you with a Council of Mortgage Lenders UK FINANCE DISCLOSURE FORM.
This form must be completed by the seller(s) of any property that is to be occupied or purchased for the first time, or for the first time in its current form, i.e. a new build, renovated or converted property. The completed form must be supplied to the solicitor/conveyancer acting on behalf of the lender providing the mortgage finance for the property. The form must be supplied to the valuer acting on behalf of the lender upon request. This form is designed to ensure full disclosure of the financial aspects of the transaction and key information about the property. It is not meant to be used to provide a valuation.
