Available Properties

Please use the search function to find properties, or contact the office to register your requirements.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends where possible, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Application

Once you have decided on a property, we will pass your offer on to the landlord however please be aware that 3Keys may not be the only agent marketing the property and the landlord may decline to accept you as tenants. The agency fee you pay does not secure the tenancy, and if your application proves to be unsuccessful this non-refundable.
Reserving the property
On paying your referencing administration fee this will secure the property for a period of 2 weeks. If you are not ready to move within the 2 week time scale, we would request a further payment of either the first months’ rent or the bond, which would then hold the property for a further 2 week term.  We will generally not hold the property for more than 4 weeks unless this is agreed with the landlord prior to you paying your referencing administration fee.


References


As a minimum we will require satisfactory references from your employer (or college), current or previous landlord, alongside personal references and a credit check will be undertaken. It is mandatory that all of our applicants are able to provide a guarantor.
Rents and outgoings
Rents are calendar monthly, and payable monthly in advance. All rents are payable by bank standing order to our company bank account. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Meter readings are to be taken by the tenant on the date of the check-in, and all utility accounts should be transferred into the tenants name immediately. Failure to do so may result in higher bill charges. 3Keys will not accept any liability for incorrect bills or charges.


Deposit

A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Fees

We charge £75 per tenant applicant and £32.50 per guarantor applicant to cover administration and referencing costs (all fees are plus VAT).
