We offer 4 different levels of service to meet all of our client’s requirements. Whether you are a ‘hands-on’ landlord who simply wants to advertise your property, a first-time or professional landlord looking for a tenant find service or the type of landlord who just wants to sit back and have everything taken care of, we’re sure we have the package to suit you.

Let Only (Tenant Find)

With our Let Only or ‘Tenant Find Package’, we will find tenants for you, undertake all accompanied viewings and necessary tenant referencing checks, negotiate the tenancy agreement and move them in before handing over control to you.
Our package includes:
• FREE rental valuation/estimate and guidance regarding the successful letting of your property
• Erecting one of our eye catching ‘To Let’ boards unless otherwise directed
• Advertise your property on Rightmove.co.uk, Propertyfinder.com, this website, display a full colour window advert in our office windows and include your property in our regular advert in the local papers.
• If requested, arranging for the compulsory Landlords Gas Safety Certificate (payable by Landlord)
• Providing guidance to Landlords on compliance with legislation regarding soft furnishings and electrical safety
• If requested, arrange for the production of an Energy Performance Certificate (payable by Landlord)
• Arranging a full Inventory and Schedule of Condition (payable by the landlord)
• Arranging and conducting accompanied viewings
• Negotiating the tenancy terms – contract duration, deposit amount etc
• Taking up of references on tenants including credit checks
• Drawing up and signing of the tenancy agreement
• Collecting deposit and first month’s rent
Our fee will be deducted from the 1st month’s rent for this service

Let & Manage

This package combines both the Tenant Find and Full Property Management Packages. It is ideal for the Landlord who needs to find a tenant and then would like to hand over the day to day management of the property to ourselves, and then enjoy the benefits of a good rental income.

• Keeping the Landlord informed if a tenant falls behind or breaches the Tenancy Agreement
• Administration and notification of change of tenancy to the relevant utility companies and local authorities where possible
• Arranging the compulsory Landlords Gas Safety Certificate and subsequent renewal every 12 months (payable by Landlord)
• Providing guidance to Landlords on compliance with legislation regarding soft furnishings and electrical safety
• Regular inspections of the property
• Protect the tenant’s deposit in line with current legislation
• Attend to day to day minor repairs and maintenance in respect of the property and its contents up to a maximum of £100 per incident. Any larger amounts will require Landlord’s verbal or written authorisation. All repairs undertaken by professional trades people.
• Dealing with end of tenancy including checking of any inventory, state and repair of property and assisting in any required negotiations regarding deductions from deposit.
• Seeking your instructions for renewing the tenancy or re-letting the property.


Property Manage

Property Manage - This package is designed for the landlord who already owns a rental property and has a tenant in place. Our ‘Full Property Management Package’ allows us to take over from any existing managing agents or yourself.
Our package includes:
• We will be primary point of contact for Tenant and Landlord throughout the tenancy
• Collection and administration of monthly rent
• Monitoring of rent payments and chase up of any arrears
• Production of monthly statements
• Keeping the Landlord informed if a tenant falls behind or breaches the Tenancy Agreement
• Administration and notification of change of tenancy to the relevant utility companies and local authorities where possible
• Arranging the compulsory Landlords Gas Safety Certificate and subsequent renewal every 12 months (payable by Landlord)
• Providing guidance to Landlords on compliance with legislation regarding soft furnishings and electrical safety
• Quarterly inspections of the property
• Protect the tenant’s deposit in line with current legislation
• Arrange for production of Energy Performance Certificate (payable by Landlord)
• Attend to day to day minor repairs and maintenance in respect of the property and its contents up to a maximum of £150 per incident. Any larger amounts will require Landlord’s verbal or written authorisation. All repairs undertaken by professional trades people.
• Dealing with end of tenancy including checking of any inventory, state and repair of property and assisting in any required negotiations regarding deductions from deposit.
• Seeking your instructions for renewing the tenancy or re-letting the property.
